Award-Winning Architecture

The Vision of Our Historic Seaside Village

The design and build encompassing high-quality, sustainable materials, historically accurate details, energy efficiency, and the accommodation of contemporary lifestyle elements are hallmarks of the individual house and outbuilding designs. Award-winning, Master Architect,  John Toates’ strives to protect, preserve and promote the history, character and aesthetics of the Island village of Solomons through the development of architecturally sensitive residential properties. The concept behind the residential development is meant to keep random and generic development characteristics from becoming the norm on Solomons Island and to replace that type of development with a family-friendly, sustainable neighborhood—Avondale Cottages.

Existing buildings that support and enhance the development’s vision are being renovated and restored, providing a blending of new and old houses in the neighborhood, all of which meet criteria of the community’s architectural guidelines.

You can become a part of the Avondale community by purchasing a lot and building a custom or semi-custom home, or by renovating an existing house. There are a limited number of cottage renovations being offered during development. On occasion, the developer will design a cottage or update and existing property and make it available to buyers. These spec homes can be purchased as they become available.

A Coastal Oasis

A Modern Retreat with Historic Roots

Originally called Bourne’s Island (1680), then Somervell’s Island (1740), Solomons takes its name from 19th century Baltimore businessman Isaac Solomon, who established a cannery there shortly after the Civil War. Solomon’s home still stands on the front of the island. The area has been inhabited since colonial times.

The homes at Avondale can create a mirage of having traveled back to a bygone time, but they are filled with lux details and all the modern conveniences you want. Trees, gardens, and landscape materials provide common but varied textures, colors, and constructed elements to the Avondale community. Edible landscaping incorporates fruit, berries, and perennial herbs into the village streetscape.

Residents' Musings

Don't Just Take Our Word For It

Avondale residents say it best in their own words.

“In 2017 my wife and I returned to Solomons from Florida. We couldn’t find existing homes that fit our needs, but major changes were coming from the new concept of Avondale Cottages Brokered by Berkshire Hathaway’s Christine McNelis and owned by Don & Jean McDougall. My wife was set on buying land from the McDougall’s Evans property bordering C ST and Sedwick and found a house plan she loved.
I believe the house is a fitting anchor of the C ST corridor and all the development that followed.”

Home Owners

“We have been in our Avondale Cottage since last summer and love the character and unique style of our home. We often say, “It looks like it’s been here 100 years and will be here another 100 years.” Solomons is a wonderful place with friendly neighbors, history and arts culture. And there are so many places to dine out within walking distance to our home! Moving to Solomons has been a great step in our next adventure.”
